New management appointment: Lincoln House, Knightsbridge
We’ve been appointed to manage a Grade II listed mansion block in the heart of Knightsbridge. Lincoln House is a prestigious residential development of 48 flats located on Basil Street.
Following a rigorous due diligence process, we’re delighted to be selected with our growing reputation for managing prime central London buildings and operational excellence.
Rachael Hornby, our Property Director - London, said “The landscape of property management has changed considerably over the last few years. We have invested in technology to make it easier for residents to access information and communicate with us. Both our own team and the residents in our communities are benefitting from this and we’re maintaining excellent service levels and a personal touch as we grow as a business.”
John Lorimer, Chairman of Lincoln House (Basil St), added “We interviewed Principle and drilled into the detail of their systems, processes, and reporting. We were really pleased with what we heard and saw, including the integration process during the change of agent.
The Board takes its responsibilities as custodians of this heritage building and our duties to our residents very seriously. We need a modern agent that is competent to deal with this special building in an efficient and effective way whilst providing a tenant-friendly approach. We believe we have found that in Principle and Rachael.”
Lincoln House is a striking example of London’s architectural heritage, built c 1914. The building contains an East and West Wing with dedicated live in Porters per Wing who have both worked at the building for 10 years. Harrods is around the corner and Green Park, Hyde Park and Kensington Gardens are all within walking distance. The Board of Directors is committed to maintaining and enhancing the building’s integrity, and Principle will play a key role in managing planned works and ongoing maintenance.
The building has been undergoing a major upgrade of its Water Distribution System which is scheduled for completion in December 2026. This will require significant involvement from a project team to oversee the Licences to Alter for each flat which includes surveyors, mechanical and electrical consultants and project managers.
A large electrical and fire safety programme of works is now underway with pre-application planning submitted before Christmas. These high value works comprise a new electrical supply to the building, new fire detection and fire door works with seven firms involved. Principle have been immediately involved with weekly project meetings. Works are likely to take place from July this year and complete in mid-2026.
Rachael commented “We were delighted to be approached to look after this beautiful Grade II listed building in Knightsbridge. The Directors are very active and involved which helps create a true partnership where we manage the building proactively to benefit the residents. With my colleagues in our Oxford Circus office, I am really looking forward to supporting the Directors through the major works projects and focusing on resident engagement.”
